3 Things to Know About Hook Up Fees

Hookup fees are what you pay for the installation and connection of a utility to a municipality’s (or county/private) infrastructure. Hookup fees can be incurred for a variety of utilities including sewer, gas, electric, water, stormwater and much more. Hookup fees are similar, yet different from utility deposits.

1. You probably won’t be responsible to pay hookup fees

The truth is, as a renter, you’re almost never going to be responsible for hookup fees. Hookup fees are most often the responsibility of the property owner. This is because hookup fees only occur at the time of construction or if a utility is added or updated in the area.

2. Hookup fees can be quite expensive

Because hookup fees often involve connection with utilities that are either raised or buried, hookup fees can be quite costly. Installation of sewer lines, power lines and gas lines are perhaps among the most costly utility hookup fees. When included in the whole cost of construction, however, hookup fees are negligible.

3. Hookup fee vs. utility deposit

Hookup fees are often misconstrued as utility deposits by renters. The main difference is that hookup fees are to be paid by the property owner and utility deposits are often paid by the tenant — though not always.

Utility deposits are the fees paid to the utility company to initiate services at an address, not the fees paid to build infrastructure to an address like hookup fees. Utility deposits are most often less than $100 per utility — often much cheaper — and are even sometimes covered by the property owner. If a rental is advertised as “utilities included,” you probably won’t have to pay utility deposits directly to the utility company.

As a renter, hookup fees are pretty non-important

You’ll almost never encounter a situation where you, as a renter, will have to pay hookup fees for the building. However, it’s important that you understand what they are in case you ever are required to pay them. Also, it’s important to understand utility deposits, which you will likely come across as a renter.
